No surprises with these stats……Anchorage remains at the top for real estate activity with Mat-Su and the Kenai Peninsula following up in the 2nd and 3rd position.  Average days on the market have decreased since the 1st quarter.  January through March days on the market for the Mat-Su was 167 and is now down to 138.

As we wrapped up the 2nd quarter you can see there is continued growth in the Mat-Su Valley real estate market.  Things seem to be on track for this growth to rollover into the 3rd quarter.  Many buyers are hoping to take advantage of the lower interest rates, the summer season for moving, and hoping to beat possible changes to the Rural Development program.

Below is a simple breakdown by area for Wasilla, Palmer, and Meadow Lakes during the 1st quarter.  Residential Homes Only – Date Range 4/1/13-6/31/13

Single Family Homes – Wasilla

In the last 3months

  • 358 were currently active/for sale
  • 269 properties were pending/under contract
  • 224 properties were sold
  • The average sales price – $226,596

Single Family Homes- Palmer

In the last 3 months

  • 160 were currently active/for sale
  • 108 properties were pending/under contract
  • 92 properties were sold
  • The average sales price –  $249,400

Single Family Homes – Meadow Lakes

In the last 3 months

  • 84 were currently active/for sale
  • 34 properties were pending/under contract
  • 26 properties were sold
  • The average sales price $191,559
