Anchorage Municipality still holds strong with the majority of the residential real estate activity in the state happening there.  However, the Mat-Su Borough remains an attractive place to buy a home. The average purchase price is much less than homes in the Anchorage Muni and typically have more land. Our local amenities continue to grow with a strong school district and new medical facilities.

2013 is already off to a better start than 2012 for the number of homes sold.  We are seeing the number of new homes to the market increase as we continue to move into the new year.  This is typical as more people get their homes ready for the summer selling season. As we move into the 2nd quarter we are seeing sale prices rise.  One challenge we remain aware of is if prices rise too quickly finding comparable properties for the appraisal can be difficult to obtain.

 

Below is a simple breakdown by area for Wasilla, Palmer, and Meadow Lakes during the 1st quarter.

Residential Homes Only – Date Range 1/1/13-3/31/13

 Single Family Homes – Wasilla

In the last 3 months

  • 249 were currently active
    • 208 properties were placed under contract – pending
    • 137 properties were sold
    • The average sales price was $236,700

 

 Single Family Homes – Palmer

In the last 3 months

  • 90 were currently active
  • 88 properties were placed under contract – pending
  • 64 properties were sold
  • The average sales price was $238,207

 

 Single Family Homes – Meadow Lakes

In the last 3 months

  • 45 were currently active
  • 20 properties were placed under contract – pending
  • 15 properties were sold
  • The average sales price was $183,817
